Flood at Roehampton University

Incident 

A vertical flood starting in the toilets on the 4th floor cascaded down through the building affecting 922 square metre across all 4 floor levels. That included 2 main conference rooms 13 hotel rooms, 4 lift lobbies, main entrance, 2 kitchens and communal hallways.

Our Approach 

We look at fire or flood as an incident which has created specific problems for the client. The specific problems identified with the university property department were:

  1. Where do they safely house the conferences and related accommodation already booked?
  2. How to ensure as little disruption to the services provided by the University?
  3. How does the facilities department cope with this alongside their day to day pressures?

Our approach is to focus on the customer’s problem first and provide the most cost effective and least disruptive solution within the constraints of health and safety requirements. We take full responsibility for the cleaning, drying and re-instatement of aspects of their emergency, taking the weight off their shoulders and allowing their staff to concentrate on the rest of their responsibilities.

  • Extracted sitting water from all areas and installed drying equipment to dry out
  • Treated all flood affected areas with antimicrobial to prevent mould growth and kill bacteria
  • Created safe environment for staff and students
  • Installed advanced injection drying to the floor voids in the Conference centre to speed up drying
  • Extracted water and dried out lift shafts

Throughout the whole process, we worked closely with the facilities team, building contractors and other contractors to achieve the targets set for re-occupation and re-instatement

Restoration Achievement

  1. Most carpets and hard floors were restored requiring minimal replacement
  2. Limiting strip out and reinstatement cost by our quick response and effective drying methods
  3. Our quick response created big savings in terms of disruption and relocation cost

Timeline

  • Within 2 hours of call out we had a Senior Technician on site to assess the damage, identify the client’s specific problem and create a plan with a realistic time scales and actions which were agreed with the university facilities management team and building contractors.
  • 3 hours on, a team arrived on site to commence extraction of standing water, sanitise affected areas and installing drying equipment
  • Within 24 hours we completed sanitisation and stabilised the environment in all areas and the reopening of most of the conference facilities
  • Within 3 days the bedrooms were handed back for occupation
  • After 9 days, we had completed drying of the Conference rooms and lift shafts Fire level and other areas, handing over to the building contractors for redecoration works
